The brief:

The Grounds is a premium residential mixed use development, completed in November 2020 and located in Braddon, Canberra. The development consists of 92 tower apartments with 3 levels of basement car parking, 5 commercial spaces, 8 terraces, 40 townhouses all surrounded by generous landscaped areas and courtyards. Expella worked with the air conditioning contractor to recommend and supply key components of the mechanical exhaust systems throughout the development.

Expella’s Solution

• Expella’s Ceiling Mounted Humidity Sensor was supplied and installed in all laundries across the development to automatically activate the laundry ventilation system when the humidity levels reach a set level. This eliminates the need for residents to remember to switch on their exhaust system when the dryer is running.
• In-line ventilation systems servicing the bathrooms and laundries in all 92 apartments are powered by Expella’s EMF150 Fans; preventing moisture build-up and improving air quality in these rooms.
• Compact Linear Bar Grilles were supplied for make-up air, helping the ventilation systems run effectively.
• Expella custom designed and produced weather-proof louvres for the external exhaust vents.
